General Home And Business maintenance Service Starting at $299 Per Month


Services

The following services are part of our residential property management.  


House Maintenance and Checks Exterior Inspection


Lawn Service

Complete bi-weekly lawn cutting service with full trimming.


Exterior Inspection

  • Check for Damage: We look for any visible damage to the exterior of the house, including siding, windows, and doors.
  • Check for Snow Accumulation: Ensure driveways, walkways, and paths are cleared of snow and ice. Owners are required to hire a snow removal service, but we can serve as the primary contact.

Interior Inspection

  • Basement: We check for any signs of leaks, insulation issues, or mice/animals.
  • Flush Toilets and Run Water: To keep the pipes from drying out and to check for any issues, we also flush toilets and run water in all sinks.
  • Check for Power Outages: We’ll keep an eye out for any power outages that affect the property. Also, we ensure the fridge/freezer is running properly.
  • Check Smoke and Carbon Monoxide Detectors: We replace batteries as needed in detectors and alarms.
  • Change Air Filters: Replace HVAC air filters on the required schedule.

  1. Heating/Cooling Inspection
    • Temperature Check: Set the thermostat to a temperature that prevents pipes from freezing in the winter months (usually around 55°F or the owner’s preferred setting).
    • Check for Leaks: Look under sinks and around the house for any signs of water leaks.
    • Verify Heating/Cooling System: Check the heating and/or cooling system to ensure it’s functioning properly. For example, we listen for unusual noises and check that vents are distributing heat.
    • Check Humidity Levels: We check for issues like mold or excessive dryness in the house.

  1. Security
    • Inspect Locks and Doors: Confirm locked doors and windows are secure. Also, we check that the owner’s required exterior lighting is working properly.
    • Test Security Systems: Ensure alarms and cameras are operational.

  1. Maintenance
    • We immediately inform owners of any maintenance needs in writing and with an accompanying photo or video. Also, we can liaise with the maintenance company to fix the problem as needed. 

Documentation and Reporting

  1. Record Keeping
    • Log Inspections: We maintain a log of all inspections and any issues found.
    • Photographic Evidence: Photos or videos will be taken of any damage or areas of concern for documentation and shared with the owners.


  1. Owner Communication
    • Monthly Updates: Owners receive monthly updates on the condition of the property, including any recommendations for repairs or maintenance.
    • Urgent Updates: We also contact owners immediately for urgent maintenance issues.


Service Providers

  1. Liaise with Service Providers
    • Schedule Services: We arrange for any necessary services, such as furnace inspections or maintenance. The homeowner is responsible for costs associated with any third-party service providers.
    • Meet Service Providers: We meet any service providers, scheduled maintenance, or techs at the house when necessary.

Key Holding Service
